HURRICANE UPDATE
CURRENT AS OF: October 27th, 2005


Work continues on identifying damaged areas and clearing debris on the common elements.

Executive Cleaning has performed an initial Hurricane cleaning at all properties they service. Further building cleaning will continue. Hosing of all building will begin next week.

The landscaping companies are working through debris cleanup in all properties. All roads and parking areas are accessable. Most properties will be clear of debris by the end of the week and mowing can resume.

As of the end of today, there has been no change in the electric service at IRP. Only the condominiums on Edgewater Drive have power.

The curfew for Martin County has changed to 12:00 am – 5:00 am.

Roofing contractors have been retained to service roofing problems at Beachwalk and Tennis Villas. We are awaiting a start time which could be as early as Friday.

The missing roof at Plantation House has had new plywood installed and a temporary roofing material installed to protect the units below.

All owners are encourage to have their units inspected for water intrusion.

The refrigerators at Ocean Terrace, Plantation House and Pelican have been emptied due to lack of electricity.

Work continues on property clean up and inspections of roof areas and common areas.

All owners are encouraged to have their home inspectors check their properties for water damage to the units. We have had many reports of water passing windows and doors.

It is our understanding that a curfew is in effect at 7:00 pm .

Power outages were as listed in yesterday’s note.

We will be sending specific information to the specific condominium Board members. This information can then be forwarded to the owners.

HURRICANE UPDATE
CURRENT AS OF: October 25th, 2005


The Stuart Causeway remains closed. I have not heard word of when it may be opened. Access continues across the Jensen Causeway and can be slow at times due to volume.

Electrical service is no different that yesterday. The only properties at IRP to have power are those on Edgewater Drive.

An inspection of the ROOF areas today uncovered the following:

Ocean Terrace The new roof is intact 100 %. No failures in the new roof
Tennis Villas Odds and ends metal ( small) pulled back. Any area exposed does have paper protection.
Plantation House Approximately ¼ of the flat roof area has been torn off. An area from 401 to 404 from the center of the building to the west was affected. The roofing material and the plywood surface were sucked off the building. Materials are being delivered Wednesday to dry in the roof areas and units will be checked for damage.

Spoonbill Flat roof areas all intact. Newly installed drain system 100 % functional. New access boxes untouched.
There are shingles off part of the western exposure, however paper is in place protecting the roof. AC units in the seven and six units were heavily damaged. Also AC units in the one and two stack showed damage.

Pelican New flat roof area and metal repairs are all intact. Two Access box lids were damaged and will be temporarily repaired Wednesday. A/C units did well and stayed in place.

Beachwalk All roofs suffered minor bent metal. Two small panels missing, however paper inplace protecting the unit.

Club Villas Flat roof area okay. Two of the three AC units for the 14 stack were off the stand. They have been set back however are damaged.

Bayview All four roof areas are untouched and in excellent condition. Several roof drains were clogged with landscaping debris and were cleared.

Fairway Villas All roof areas appear to be intact. Further inspections on the flat roofs will take place Wednesday.

River Village All roof areas appear to be intact. Some shingles here and there are missing, however no bare spots occurred.

Riverwood All roof areas have been inspected by a contractor and the contractor has been given association permission to make repairs as necessary. Overall, the roof areas did very well. Some missing shingles are present.

Riverbend All metal roofing did well. There is one panel on Building five that came loose.


Ocean House Two sections of the flat roof area were compromised and are being addressed.


The above was a first inspection of roof areas. Roof inspections will continue as well as
Overall building inspections.

Our offices do have phone service due to generator power, and cell service is improving.

All owners are encourage to have their units checked for water. The word from the
Home inspectors has been one of water intrustion around windows and doors.

There is a lot of screen damage as well as porch enclosure damage. Please use the
Balcony areas accordingly.

The pantry was opened today and pumping fuel. More and More stations are coming
Online.

Cable service is still out.

HURRICANE UPDATE
CURRENT AS OF: October 24th, 2005


The Stuart Causeway is closed to traffic. Rumor has it that the winds bent this and that on the bridge. I have not heard the offical word on what is wrong or how long it will be.
The Jensen Causeway is open. Residents must have their passes to access island.

As of this time, cable TV is out, so information is not as easily accessed. The only communites with power at IRP are Riverbend, Riverwood, River Village and Fairway Villas. All other communites are out as well as power down MacAurther.

The Traffic light at MacAurther is on as well as the Pantry was lite, Publix too.

Edgewater Drive has been opened to one lane traffic ( I greatly appreciate all those who helped move the very large HEAVY tree, Thank You ) I will have the balance of the debris removed tomorrow. Both Plantation Roads are clear and open.

It was dark upon inspection, however it appears that most roofs are intact. Spoonbill had some shingles missing on the west side, however the black paper was in place. It appeared that the metal was intact at Tennis Villas, Beachwalk, Pelican, and Riverbend. I did not see it, but am told a panel did come off at Riverbend. Shingles did seem intact at River Village, Riverwood, Fairway Villas.

Part of a screen enclosure came off Ocean Terrace 303. There is screening damage throughout IRP as well as damage to roll down type shutters.

Landscaping damage is not as bad as it looks and that clean up will begin tomorrow as well.

One Awning frame at the entrance to Bayview Building four is down and blocking the immediate right turn to building Four. Access to Building four came be made further down.

The dune areas will also be checked tomorrow. The Jensen Beach did have some sand in the parking areas. It appeared that the surge was manageable.
